What official figures say about housing, transport and running costs in the Algarve — every number with its source and date.

The Algarve has long attracted British, German and northern European expats with year-round sunshine and solid infrastructure. What it costs to live here depends on where and how you live.
This guide gives the figures that official sources publish, each with its source and the date we read it.
Rent is the largest line in any Algarve budget, and the region sits above the national level. For rental contracts newly signed in the second quarter of 2026, Statistics Portugal (INE) reports a median of €11.56 per m² per month in the Algarve, against €10.17 for Portugal as a whole. For an 80 m² two-bedroom flat, that median works out at about €925 a month. For buyers, the median sale price of homes in the Algarve is €3,139 per m². Source: INE, house prices at local level; retrieved 28 September 2026. Both figures are medians for the whole region: prices in each town and each street differ, so compare several current listings before you commit.
Before you sign with an agent, check the licence. Every estate agency in Portugal needs an AMI licence from IMPIC, the public regulator, and 1,179 of them are registered in the Algarve. Atlântico lists every current licence holder from that public register, searchable by district.
Pingo Doce, Intermarché and Continente are the main supermarket chains. Every town also has a Mercado Municipal, the covered market for fresh produce, fish and seasonal vegetables.
Eating out is part of daily life here. Most local restaurants serve a prato do dia, a set lunch of the day, and post its price at the door.
Electricity is the cost newcomers most often underestimate, above all in winter if you heat with electricity. What you pay depends on your supplier, your tariff and your contracted power. The energy regulator ERSE runs a price comparison tool that shows current offers for your own consumption.
EU citizens can access the SNS (Serviço Nacional de Saúde — Portugal's public health system) with an EHIC or by registering at a local Centro de Saúde. Quality varies by region; wait times can be significant for non-urgent appointments.
Many expats add private health insurance. Premiums depend on age and cover, so ask two or three insurers for a quote for your own case.
Outside Faro, Lagos and Portimão, most residents rely on a car. The A22 Via do Infante motorway connects the region east to west and has been toll-free since 1 January 2025 (Law 37/2024). Source: Infraestruturas de Portugal, as reported by Postal; retrieved 12 October 2026.
The periodic car inspection (IPO) is mandatory. In 2026 it costs €37.47 including VAT for a passenger car. Source: ECO, 31 December 2025; retrieved 12 October 2026.
Start with rent: multiply the INE median by the floor area you need, then check it against current listings in the town you prefer. Add an electricity offer from the ERSE tool, an insurance quote and your car costs. That gives you a budget built on your own case and on figures you can check.
